Penthouse Suite Rules and
Policies
Rates: Rates vary by season, length of stay, and number of people.
Rates subject to Hawaii State taxes. Maximum of 4 people in the condo, a 5th person may be possible with approval from
owners. All rentals are subject to a minimum
one time cleaning fee, payable in advance of arrival. We offer discounts and other
specials at various times. Rates are subject to change without notice.
Payments: The security deposit and payments may be paid by check, money
order or credit card. A reservation is not confirmed until the deposit is received. The full
rental payment is due 30 days prior to arrival in low season and 60 days prior to arrival in high
season. If your payment is not received by the due date, your reservation may be subject to
cancellation.
Security Deposit: The minimum security deposit is $200. This security
deposit is collected at time of arrival. Your security deposit will be refunded
within 2 weeks of your departure, provided that real and personal property
are reported by the on-site management company to be present and in the same
condition as when you arrived and all terms of this agreement are met. The
refundable security deposit will be charged for any damage, loss, or excessive cleaning resulting from your stay.
Cancellations: A reservation may be cancelled with 30 or 60 days written
notice depending on the season.
With an on time cancellation notice, all advance funds will be returned less a
$50.00 cancel fee. If written notice of less than 30 days, all advance funds will be
forfeited unless the unit can be re-booked for rental dates. No refunds will be given for
early departure; you are responsible for the entire time booked once within the
non-cancel
period. Owner reserves right to cancel reservation with 30 days notice
to guest. Full refund policy will apply.
Check-In: Check-In time is 4:00 pm. Early check-in may be available, but requires prior authorization (just
ask us). Keys will be ready for pick-up at the on-site Royal Waikiki Condos
Office. You will have use of one
parking space which is located in the underground parking garage. For late
check-in, after 5pm we will arrange for pick up of your keys from the
security desk located in the lobby. If no early check-in is possible we will arrange for you to store your luggage until
check-in time.
Check-Out: Check-Out time is
11:00 am. Late check-out may be available, but requires prior authorization
(just ask us) and may result in an additional fee. Please return the unit key to
the Royal Waikiki Condos Office. You will be charged for lost keys, etc. No refunds for early departures,
you really will not want to leave anyway!
Accommodations: The information while deemed reliable is not guaranteed.
Distances to the beach are approximate. Every effort has been made to assure accurate
descriptions. Changes in inventory or items and/or decor occur from time to time and such changes will not
void or alter the terms of the rental agreement. Owners will not be held responsible for noise or
loss of view due to construction, or for any amenities that are closed down for maintenance
purposes or inoperable conditions. Please read all notices posted at the entrance to the elevators
regarding your condo.
Sleeping Capacity: The unit is intended for a maximum capacity of 4 persons:
2 in each bedroom.
Occupancy must not exceed these limits.
A 5th person may be possible with approval from owners; on a foldaway bed. When rented as a 1 bedroom suite, maximum capacity is
2 persons. We will help you obtain additional
accommodations in adjacent or near-by suites if your party is larger than
authorized. Exceeding these limits
may result in a $25
per night, per person charge, and/or eviction from the suite, with no refund due.
Any use of the condo for other than strictly family vacation purposes is restricted. Pets
are not allowed.
Parking: There is only one free parking space provided with your rental reservation. If you require more parking
we can arrange that for you at a charge of $5/day.
On-Site Agent: Royal Waikiki Condos Inc/Royal Hawaiian Adventure Ltd is located in the main lobby of
the Royal Kuhio and is available in
the event of any problems that may occur in the unit during your stay. Please contact them at
(808) 923-3188.
What We Supply: The unit is fully equipped with kitchenware, linens and towels. We also provide starter
amounts of toilet paper, paper towels, soap, and other disposable items. A beach towel is provided for each
guest. Please note; a $20 fee will be charged
for each missing towel.
Telephones: Telephones in the suite may be used to make as many local and 800 calls as you wish at no charge.
Phones will not allow you to place long distance calls, so make sure to bring
a calling card so you can call your friends
on the mainland to tell them what a fabulous time you having in Oahu. Use a
toll free number to access your long distance carrier.
Your mobile phone may also work, if you must keep in touch with folks back home.

Cleaning: The suite will be cleaned prior to your arrival and again after your departure. We charge a one time cleaning fee which will
be added to your balance and is payable in advance. There is no daily maid service provided, but this can be arranged
at an additional charge.
Please leave the property in the same condition that you received it. If additional cleaning is required, such as a sink full of dirty dishes,
garbage removal, carpet cleaning, appropriate charges will be deducted from your credit card and/or security deposit. For extended stays
additional cleaning charges may apply.
Maintenance and Repairs: We make every effort to ensure that all equipment
is in working order. In the event of a breakdown, we will strive to repair it as soon as possible
after being notified of a problem. We cannot guarantee that televisions, appliances, etc.
will not
break down during your stay and therefore, no refunds or adjustments will be made for mechanical
failure. Furthermore, there will be no refunds or adjustments made for any other unexpected
situation beyond our control such as bugs, rodents, weather etc. A/C's
will be cleaned on the last Friday of every month. Access to the suite is
required at this time.
Lockout/Lost Key Policy: The On-Site Agent and Security Office has a
key to the suite; also the managers may be called for assistance if necessary at 808-926-7926 or 808-923-3188.
There may be a charge for this service or for lost keys and this will be deducted from
the security deposit.
Security of Condo and Contents: When you lease the condo you assume full
responsibility for it and its contents, as well as your personal property. Always lock the doors
and windows when you leave. Lock your automobiles and put away any equipment. Any use of
recreational equipment provided in the condo, by the guests, is strictly at your own risk and
liability. Use of the Royal Kuhio, the Penthouse Suite #3801, and its contents are at your own risk
and liability.
Smoking/Fire Hazard: Smoking is not permitted in the suite! Cigarette smoke smells
remain in the condo after you have departed.
Violation of this policy may result in additional cleaning charges. Smoking is
permitted on the outside lanai only and outside common areas.
Smoking restrictions may be in place in some common areas and must be observed.
Do not throw your cigarette butts over lanai railing, dispose of them down the
trash chute. Refrain from burning incense or lighting candles while in the
suite. Do not use the suites lanais for barbequing or any other incendiary activity.
Also there have been some instances at the Royal Kuhio of fires in suites where
guests have left pots cooking on the stove, and then left. Extensive
damage was
caused to the suites to put out these fires. Please
do not leave any cooking on the stove or in the oven unsupervised at any time. Violation of
any of these rules may result in immediate eviction and forfeiture
of all deposits and sums already paid.
Common Areas and Beach: A list of resort rules will be available upon check-in. Please observe and adhere to all rules and policies as posted at
the resort and/or in the suite. You are accepting and assuming all risks involved in or related to the use of the pool, games/exercise rooms, barbeque, and
all other common areas as well as the beach and ocean.
Disturbances: Respect the privacy of the other owners. We expect you will honor the quiet hours
between,
10:00 pm - 8:00 am.
We do not allow parties or functions to be held on the property. The Royal Kuhio
Condominium Association rules and regulations are located in the suite for
your review. All renters and guests are expected to follow the rules of the property.
Registered guests are responsible for instructing any of their visitors about these rules and policies.
You will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following:
a) Occupancy exceeding the sleeping capacity stated above; b) Using the premises for any illegal activity; c) Causing damage to the suite or to any of the
neighboring suites or the resort common areas; d) Any other acts that interfere
with neighbors' right to quiet enjoyment of their property.
Tenant's/Owner's Liability: Subletting the unit is not permitted. Any violation of the terms of this
agreement may result in immediate eviction and forfeiture of all deposits and sums already paid. You agree to
accept liability for all replacements and repairs caused by you or your guests that are outside what is considered normal wear and tear. You authorize
us to charge your credit card for any necessary repairs and/or replacements, or retain any security deposit that may have been collected. The
Owner does not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience
arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Owner does not accept liability for any loss or damage
caused by weather conditions, natural disasters, acts of God, or other reasons beyond our control. Refunds or rate adjustments are not made for any
inconvenience due to construction, road repair, etc. However, in the unlikely event that we are forced to cancel your reservation before your
arrival, you will receive a full refund. All guests staying at the Royal Kuhio, for himself/herself, his/her heirs, assignors, executors, and administrators fully
releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury of whatever nature that has or have occurred
or may occur as a result of, or in connection with, the occupancy of the premises and agrees to hold Owner free
and harmless of any claim or suit arising there from.
Travel insurance: We advise all guests to secure travel insurance to protect
against various cancellations that may occur.
